Achieved lets (optional)

Similar homes you have let in the last 12 months. A tribunal gives these more weight than asking rents. Only lets with the same number of bedrooms count towards the median. If none match, all lets are used. Fill in Beds for each let; a let without it does not match.

Scope and sources

The tool checks notice timing and compares the proposed rent with published benchmarks and any lets you enter. It does not assess the market rent for the property. That needs comparable evidence and, if the tenant challenges, the tribunal decides. Since 1 May 2026 a tenant can challenge any increase for a £47 fee, the rent stays at the current figure until the decision, and the tribunal cannot set a rent above the figure on the notice.
